Buying Multiple Units With a VA Loan

Anything with five or more units is considered commercial and falls outside VA guidelines. The best part is that zero down payment is available even on a fourplex if the veteran has full entitlement. Borrowers are generally required to move into the home within 60 days of closing, with exceptions for deployed active-duty service members.

Using Rental Income to Qualify

You do not need to make enough money to cover the entire fourplex mortgage by yourself. Rental income generally counts toward qualification at 75% of market rent, per Fannie Mae guidelines. No landlord experience is required to use this income. To count rental income from the other units toward qualifying, the borrower needs signed lease agreements or an appraiser's Form 1025 verifying expected income.

Multi-unit properties have a few extra hurdles during the loan process. For 3 and 4 unit properties, the building must pass the VA's self-sufficiency test. This means the total rental income has to cover the full mortgage payment. The VA appraisal also reviews the property as a whole, including the non-owner units. Any safety or structural issues in the tenant units can delay closing.
