A lower payment can still be the wrong refinance.
See what happens to your payment, loan balance, closing costs, and remaining interest before you replace your current VA loan.
It replaces an existing VA-backed mortgage with a new VA loan. It may lower the payment or improve the terms, but it also resets the loan and may add costs to the balance.
Run the offer against your current mortgage.
Use figures from your mortgage statement and the offer you received. The comparison shows the payment change, financed costs, new balance, remaining interest, and break-even time.

We will tell you when the refinance does not make sense.
Quazel’s veteran loan officers review the payment, new balance, cost recovery, and remaining interest before recommending an IRRRL. If the offer does not improve your position, we will say so plainly.
I established that standard as a currently serving Army Sergeant First Class and VA lending specialist. Our job is not to sell every veteran a refinance. It is to help you understand whether the refinance in front of you is worth doing.

Can you use an IRRRL? Start with three facts.
A streamline refinance uses less documentation, but the current loan and the proposed refinance still have to meet VA and lender requirements.
The current loan must be VA-backed.
Conventional, FHA, and USDA mortgages require a different refinance program.
You must certify occupancy.
You need to currently live in, or have previously lived in, the home securing the VA loan.
The loan must be seasoned.
By closing, at least 210 days must have passed since the first payment due date and six consecutive monthly payments must have been made.
Before you sign, answer three questions.
The advertised rate is only one part of the transaction.
What is being added to my balance?
Review the points, lender charges, title costs, credits, and VA funding fee. Financing eligible costs reduces the amount due at closing but increases the new principal balance.
How long until I recover the cost?
The VA fee-recoupment calculation and your personal break-even are not identical. Your personal comparison should account for every dollar tied to the refinance.
What does the new term cost over time?
Starting a new 30-year term may reduce the payment while extending repayment. Compare remaining interest as well as the monthly number. An escrow refund is still your money, and “skip a payment” does not create free money.
Streamline the loan or access equity?
An IRRRL and a VA cash-out refinance are designed to solve different problems.
